Property management includes the commercial and technical management of property. Commercial Management

  • Settlement of property-related payments and posting of all transactions

Technical support

  • Establishment of technical standard related targets, such as required maintenance / refurbishment conditions, power consumption, other equipment standards
  • Regular inspections of the property to determine its state of compliance with legal and economic standards and execution of any necessary technical measures
  • Official contact for external supervising agencies (e. g. fire prevention, TÜV, etc.)
  • Planning and executing  major refurbishment, renovation and reconstruction projects, possibly in cooperation with external architects
  • Management and tracking of warranty claims

Rent

  • Final acceptance and approval of returned vacant floor space, monitoring compliance with rental contract agreements and detection of renovation needs before renting the space once again
  • Acquisition of prospective tenants
  • Collaboration with other partners, such as real estate agents
  • Selection of suitable tenants
  • Credit check using the official credit information bureaus
  • Drafting and negotiation of lease contracts
